The assessor sets value; the collector sends the bill

In a fast-growing county, knowing that the assessor sets value and the collector bills, and that special districts drive the levy, helps owners read a rising tax bill correctly.

St. Charles County does the property-tax job in two parts, like the rest of Missouri. The County Assessor sets your property’s value. That means both its market value (what it could sell for) and its assessed value (the part used for taxes). The County Collector of Revenue is a separate office. It sends your tax bill and collects the money.

So why do two homes that look alike owe different amounts? It comes down to the levy. The levy is the combined tax rate. It adds up the rates from the school district, the fire-protection district, your city or special road district, and other local taxing groups.

This county is growing fast. New neighborhoods and reassessment (a fresh look at values) can make a bill jump. Here is the simple plan: ask the assessor about your value or to appeal it, ask the collector about the bill, and read your levy to see the full picture. Confirm details with the local office.
