A Jackson County BOE appeal is about market value
The county Board of Equalization appeal process focuses on fair market value, not general unhappiness with the final tax bill.
A Jackson County assessment appeal needs evidence about value. The county’s Board of Equalization guidance says appeals deal with market value, while actual taxes due are determined by taxing authorities and not by the board.
That changes how a homeowner should prepare. A complaint that the bill is too high is not the same as evidence that the market value is wrong. Useful support can include a recent appraisal, sale documents, repair estimates, photos, or comparable sales.
The county also warns that the board can increase, decrease, or leave the current market value unchanged. So an appeal is not a free reset button. It is a formal value review.
