Cole County assessment appeals move through the Clerk

Cole County property owners who want a formal value appeal need the Board of Equalization path, which runs through the County Clerk.

A value appeal is a calendar problem as much as a paperwork problem.

Cole County separates informal conversations with the Assessor from a formal Board of Equalization appeal. The County Clerk serves as secretary to the board and handles written notice of board decisions. Formal appeals must be requested at the Clerk’s office by the second Monday in July.

For a homeowner, landowner, or buyer comparing records, gather value evidence early: photos, inspection reports, recent appraisals, or comparable sales. Waiting until the tax bill arrives can put the value question in the wrong season.

If the issue is assessed value, use the appeal path before the bill is produced. If the issue is payment or receipts, that is a Collector question later.
