A private lake road can be a real cost

Many lake properties are reached by private roads maintained by associations with dues, which is an ongoing cost and obligation separate from county roads.

At Lake of the Ozarks, the road to a house can be part of the deal. Some access roads are private, not county-maintained. That can mean association dues, road rules, and a shared plan for grading, snow, drainage, and repairs.

For a buyer, the road question is as practical as the dock or septic question. A county road and a private association road do not carry the same duties. The county Road and Bridge source is where county-maintained road questions start; a private road may point back to recorded agreements, subdivision rules, or the property owners’ association.

Before buying, ask whether the access road is public or private, who maintains it, what the dues cover, and what happens after a storm.
